Overview

Set on Mallorca’s northwest coast within the UNESCO-listed Serra de Tramuntana, Son Bunyola sits within a vast private estate of olive groves, vineyard terraces and protected Mediterranean coastline. At its centre is a restored historic finca, now home to a 27-room hotel, with three independent villas — Sa Punta de S’Aguila, Sa Terra Rotja and Son Balagueret — set across the land. First acquired by Richard Branson in 1994, the estate has been carefully restored over time, with original buildings — including the courtyard house, agricultural structures, former olive press and watchtowers — preserved as part of the hotel today. The result is a stay that feels more like a private Mediterranean estate than a resort.

PLACE
Tramuntana coast estate

Mountain behind, Mediterranean ahead. Set within the UNESCO-listed Serra de Tramuntana, Son Bunyola spans over 800 acres of olive groves, vineyards, citrus and almond trees, with around three miles of Mediterranean coastline. Paths lead through the estate to viewpoints along the rugged shore. Arrival is gradual — winding mountain roads, estate gates, then a long drive through the groves before the stone finca comes into view.

TABLE
Estate Mediterranean
Food follows the agricultural rhythm of the estate, with olive oil from the groves, produce from the gardens and orchards, and seasonal ingredients from across Mallorca shaping the menus. At Sa Terrassa, Chef Brenda Lisiotti brings a fresh, local approach to traditional Mallorcan dishes, with wines sourced largely from nearby vineyards. Meals unfold on sea-facing terraces or within the finca’s stone interiors. The cooking is simple, Mediterranean and led by what’s in season.
WELLNESS
Land & air

Wellness here is quiet and unstructured. There’s a small spa with two treatment rooms, including one for couples, offering treatments using natural products from Gaia and Olivier Claire. Much of it comes from being outside — walking the estate trails, cycling the Tramuntana roads or spending time by the pool with views out to sea. The pace is simple: movement, fresh air and rest.

LIVING
Estate villas
Three independent villas — Sa Punta de S’Aguila, Sa Terra Rotja and Son Balagueret — sit within the wider estate, each with generous indoor-outdoor living spaces and private pools. Designed to feel like a home on the island, they offer space to settle in, with large lounges, open kitchens and terraces set up for long outdoor meals. A private chef can be arranged, or you can cook with local produce yourself, with support from a 24-hour concierge if needed.
SLEEP
Rooms & suites

Rooms and suites are spread across the restored finca and adjoining historic buildings, including distinctive tower rooms and spaces within the former olive press. Each has its own character, with natural materials, exposed beams and views across gardens, vineyards or out to sea. The overall feel is simple and grounded, with a strong connection to the surrounding landscape.
