Some places quietly draw you in. Borgo dei Conti does it through a hundred small moments: morning light filtering through ancient trees, the scent of lavender drifting across the gardens, lunch beneath the shade of the park and evenings when conversation naturally lingers a little longer. There’s a wonderful sense of ease, as though everything has gradually found its place over time. The gardens, the house, the spa and the surrounding landscape belong so naturally together that, before long, you find yourself settling into the same feeling.
The estate has been part of the Umbrian landscape since the 13th century, when it belonged to the noble Rossi Scotti family. Today, centuries-old trees, formal gardens and rolling countryside surround the restored villa, creating a setting that feels deeply rooted in the region and wonderfully peaceful to explore.
Chef Davide Marzullo celebrates the generous simplicity of Umbrian cooking through seasonal menus inspired by local farmers, artisan producers and the estate's gardens. Regional olive oil, fresh herbs and carefully sourced ingredients bring a genuine sense of place to every meal.
Wellbeing unfolds naturally throughout the estate. A morning walk through the park, time beside the pool, an afternoon in the spa with its Finnish sauna, salt room and hydrotherapy experiences, followed by dinner beneath the trees. The day finds its own pace, leaving you to simply relax into it.
Rooms and suites combine original architectural details with soft contemporary furnishings, natural textures and views across the gardens or countryside. Spacious, welcoming and quietly elegant, they continue the relaxed atmosphere that defines the estate.
Borgo dei Conti is around 30 minutes from Perugia Airport and approximately two hours from Florence or Rome by car. A car is recommended for exploring the surrounding countryside, hill towns and vineyards.
Families are welcome, while the generous grounds and peaceful atmosphere also make the estate well suited to couples seeking a slower countryside escape.
Visit Perugia, Assisi and Lake Trasimeno, explore nearby vineyards and olive mills, walk or cycle through the Umbrian countryside or simply enjoy the estate's gardens, spa and pool. Our concierge can also arrange truffle hunting, cooking experiences and private cultural tours.
Perugia, Assisi, Lake Trasimeno, the hill town of Todi and many of Umbria's wineries, artisan workshops and historic villages are all within easy reach.
The restoration of this historic estate has been carried out with great respect for its heritage and surrounding landscape. Seasonal local produce, responsible resource management and a strong connection to Umbrian artisans and farmers continue that tradition today.
